Whether you’re an Accommodation Advertiser or Seeker, we’ve listed here some answers to the most common questions we get asked. If you have a question that hasn’t been answered below, please send us an email and we’ll do our best to provide a prompt response.

  • For Accommodation Advertisers
    • How do I create an Accommodation Provider account?

      Simply complete the Accommodation Provider registration form with your personal information and details of the first advert you’d like to upload and wait for us to approve it. This can take up to 48 hours. Once approved, you will receive an email with a link to set your password and configure 2FA access. The email address you registered with will be your username.

      Password Requirements

      Passwords must be at least 12 characters. At least one of each: uppercase letters, lowercase letters, numbers, symbols. No character may be repeated 3 or more times.

      About 2FA

      We use Two-Factor Authentication (2FA) as an extra layer of security. Simply scan the QR code (or add the secret key) using your authenticator app, input the code generated and away you go! You will need to input a 2FA code each time you log in. You can use the following authenticator apps:

      • Google Authenticator
      • Sophos Mobile Security
      • FreeOTP Authenticator
      • 1Password (mobile and desktop versions) See: 1Password help
      • LastPass Authenticator
      • Microsoft Authenticator
      • Authy 2-Factor Authentication
      • Any other authenticator app that supports Time-Based One-Time Passwords (TOTP)

    • What does a good advert look like?

      Please refer to our AMS advert creation guide to find out what to include in your ad and how to make it most appealing to accommodation seekers.

    • Can I add more than one property, spare room, etc?

      Yes. We ask you to create your first advert when you register as an Accommodation Provider, but after you’ve been approved, you can edit existing adverts and add as many new adverts as you like via your provider dashboard. Simply hit the ‘Create a new advert’ button to list more properties! Please note, edits and new ads will also need to go through our approval process.

      If you have multiple rooms at the same property/address, you should create a new ad for each room and use a different ‘Property name/reference’ so you can identify them easily. That way, you can set the availability and pricing individually for each room. We also recommend you add something in the ‘Property description’ field so accommodation seekers can see the difference, e.g. Apartment A or Seaview Apartment, Apartment B, etc.

    • I have a spare room – can I rent this out to a worker?

      We welcome people wishing to rent out a spare room, so long as you have the permission of the property owner if you do not own the property. You may find the following link helpful: Rent a room in your home: The Rent a Room Scheme – GOV.UK (www.gov.uk)

    • Why should I consider providing accommodation to a Sizewell C worker?

      There are lots of reasons to rent to a Sizewell C worker – the construction phase will last 9-12 years enabling long-term and year-round occupancy. Our workforce will generally be employed on a full-time basis, will be working long shifts and then looking to get a good night’s sleep ready for the next day; they may also travel home at the weekends. They will also need to comply with the project’s Worker Code of Conduct which requires responsible behaviours at work and outside of work.

    • Can I get a grant to convert a property to rent?

      Yes. If you’d like to apply for a grant to convert a local property to rental accommodation or to renovate a property to supply accommodation for the SZC project, please click here to email East Suffolk Council.

    • How many workers will be seeking accommodation?

      The numbers will vary from a few hundred from the start of 2024 and gradually rise during the construction period so we anticipate there will be plenty of demand. Some workers will be living in accommodation provided by the project, once built, but that will still leave room for good quality private accommodation locally.

    • What are workers looking for?

      All our workers are different so there is no ‘one size fits all’. Many workers will want to be close to site (Leiston and Sizewell area) or to our park and rides in Darsham and Wickham Market. But not all will – some will prefer having a bit of distance from work and we forecast that some workers will seek accommodation up to an hour away. Some workers will seek longer-term accommodation, while others will only be on-site for a few weeks or months at a time.

      Workers will be able to search lead criteria for accommodation type, cost and location.

    • How long will workers typically stay?

      Roles on the project will vary from a few weeks to several years so workers will be looking for a range of different durations.

    • Can Estate Agents or Holiday Cottage Letting Agencies sign up?

      If you broker for multiple accommodation providers (for example, if you are an estate agent or holiday cottage letting agency), it may be helpful to have a discussion with our Accommodation team before signing up – please contact us at accommodationservices@sizewellc.com.

    • My caravan site licence restricts the length of occupation or requires me to close down for part of the year – can Sizewell C help?

      Please contact East Suffolk Council to discuss this (or the relevant Council if you are not located within East Suffolk) as you may be able to amend the terms of your licence in order to provide accommodation to Sizewell C workers over longer periods. The Housing Fund in the Deed of Obligation includes funding to support East Suffolk Council on outreach, licensing and pre-application advice.

    • I would like to rent my property but I need some financial support to get it to an appropriate standard – can Sizewell C help?

      Sizewell C has committed to a Housing Fund in the Deed of Obligation, to be managed by East Suffolk Council. Part of this may be used to support empty homes back into use; to provide loans or renovation grants or funding for minor improvement works. This includes loans and grants for local tourism accommodation providers in order to increase capacity. When applications open, we will update the AMS with information of where and how to apply.

    • Does Sizewell C vet all of its workers?

      Sizewell C undertakes pre-employment checks and security vetting, as appropriate and dependent on role undertaken. If you have any concerns about someone you are providing a room or property to, please contact us at accommodationservices@sizewellc.com.

    • How do I know someone is a Sizewell C worker?

      Only people who can provide details of their employing contractor on Sizewell C will be allowed to sign up for the AMS. However, we strongly recommend that you take a full name, home address and contractor details from anyone you provide accommodation to. If you have any concerns about someone you are providing a room or property to, please contact us at accommodationservices@sizewellc.com.

    • Can you help if a worker does not pay their rent or behaves badly?

      We expect accommodation providers to put in place an appropriate legal agreement with workers, including (where appropriate) taking a deposit or asking for payment weekly or monthly in advance. Sizewell C cannot enforce a contract (or lack of contract) on a property owner’s behalf. We also encourage accommodation providers to resolve any issues with the worker directly if at all possible.

      We will require all workers to sign our Worker Code of Conduct committing to a high standard of behaviour both on the project and in the local community. If you have an issue with a worker that you have not been able to resolve, it may be appropriate for us to take action under the Worker Code of Conduct. To do so, we will need to know the worker’s full name and contractor so please ensure you collect this information. Please report any issues to us at accommodationservices@sizewellc.com.

    • I have an SZC contractor account/login and would like to advertise accommodation. What should I do?

      To advertise a room or property, you will need to register for an Accommodation Provider account. Please do not log in using your SZC contractor credentials as that will only allow you to search for accommodation. N.B. To create separate provider and seeker accounts, you will need to register using different email addresses.

    • Once registered, can I change my username and password?

      Yes, you will be able to update/change your username (email address) and password by clicking ‘edit profile’ in the Accommodation Provider dashboard area.

    • What if I want to delete my AMS account?

      Accommodation Providers can delete their account and all associated ads via ‘edit profile’ in their account dashboard. Be warned, this is permanent.

    • Do I need to set availability manually via the Accommodation Management System (AMS)?

      Even if you have provided a booking link (for your own website or Airbnb, booking.com, Rightmove, SpareRoom, Zoopla, etc.), you will need to update your property’s availability via the ‘Manage your adverts’ section on your Accommodation Provider dashboard.

    • How do I create an Accommodation Seeker account?

      Simply complete the Accommodation Seeker registration form with your personal information and wait for us to approve your application. This can take up to 48 hours.     • Why should I use the AMS?

      Our aim is to make the AMS the easiest and best place to find local accommodation for people working on the Sizewell C Project. By seeking accommodation on this website, you have the reassurance that anybody who has registered welcomes Sizewell C workers. As it is free to use, you may find providers offer better rates than you will find on external booking sites (where they have to pay a commission) and longer lets, as well as accommodation that is new to the market such as spare rooms.

      We are committed to your safety and wellbeing on all aspects of the project so as part of the registration process, we will be asking providers of accommodation for evidence of compliance with gas, electrical and fire safety measures.

      In addition, once the caravan park and campus open, the AMS will provide all the details on these, including online booking.

    • I have a disability, what support is available to me in finding suitable accommodation?

      Please contact accommodationservices@sizewellc.com and we will be able to assist you.

    • I do not know much about Suffolk, where should I live?

      You could have a look at our Where to Live information page, which includes links to things to do and public transport links. You may also want to look at our Bus Information & Timetable page as this may help you plan your journey to work, although please note that the routes will be expanding as the project grows and we will also take into account the locations workers are choosing to live when we expand the bus routes.

    • What is there to do in Suffolk in my free time?

      Suffolk is a beautiful county with lots of things to see and do – we suggest you look at the links on the Where to Live – information page or – when you arrive – you could chat to one of the many people on the project who live in Suffolk to get some ideas. We will also be running a series of social events for workers – keep an eye out for posters on site and in the internal magazine – Sizewell C View.

    • I am bringing my family, can I still use the AMS?

      Yes, of course. There will be a range of different accommodation available on the AMS. The Where to Live information page also provides a link to the Suffolk County Council website should you need information on schools.

    • Will the project be providing a campus as at Hinkley Point C?

      Yes, there will be a Sizewell C campus and caravan park but these will not be available initially – keep an eye out for information on site for the timing of the opening of the caravan park as that will come first.

    • Will the project be providing sports facilities as at Hinkley Point C?

      Once built, the campus will have an on-site gym and off-site sports facilities in Leiston that will be free to use for all workers.

    • How do I book accommodation?

      A booking link or direct contact information will be provided by each accommodation provider with information on how to book. We strongly recommend that if you are looking for longer-term accommodation (more than a week or so) that you view any accommodation before committing to it and enter into an appropriate legal agreement with the accommodation provider.

    • There is nothing available that I want to book when I search – can you help?

      Please contact us if you are struggling to find accommodation at accommodationservices@sizewellc.com and we will do our best to assist you. It would also help if you could fill in the short survey that will pop up when you leave the site asking whether you were successful in booking and, if not, why not.

    • Can Sizewell C help if I have a problem with my accommodation provider?

      We strongly recommend that you do not take accommodation without an appropriate legal agreement in place. Sizewell C cannot enforce a contract (or lack of contract) on a worker’s behalf. We also encourage workers to try to resolve any issues with the accommodation provider directly if at all possible. However, if that is not possible, please contact the accommodation co-ordinator and they will try to help if they can. If you have a safety concern about your accommodation, then please let us know immediately.

    • Can I change my username and password?

      If you registered for a Seeker account, you will be able to update/change your username (email address) and password by clicking ‘edit profile’ in your dashboard area. If you log in using an SZC Microsoft account, you will need to contact us to update this information.

    • Can I delete my AMS account?

      Yes, if you registered for a Seeker account, you can delete your AMS profile via ‘edit profile’ in your account dashboard. Be warned, this is permanent. Accommodation Seekers with a Sizewell C Microsoft account can delete their AMS account by contacting accommodationservices@sizewellc.com.
